What is Kent’s fee for an inspection?
Kent’s fees vary in accordance with size, age and complexity of the structure being inspected. Kent’s minimum fee is $495, and his fee for complex residential estates or large commercial structures sometimes exceeds $5,000. The amount of time required for Kent to complete a thorough inspection varies in accordance with the size, age and complexity of the structure he is inspecting. Kent’s shortest inspection is typically around 2 1/2 hours. That is the minimum time required to complete his inspection and checklist in substantial with the regulations of the Nevada Real Estate Division. Kent’s average inspection is 3 to 5 hours but inspections of complex residential estates or large commercial structure have taken over a week. Can I attend the the inspections?
Yes, Kent encourages his clients to join him at the conclusion of the inspection for a summary review of his observations. The verbal review is an informal summary of his observations and is provided as a courtesy to his clients. Be sure to thoroughly read his written report which is the official summary of his observations. If you can’t attend the inspection, he suggests you wait for his written report and then schedule a telephone call to review the items of interest to you.

How long does it take Kent to produce and deliver the written report after the inspection?
The amount of time required for Kent to prepare his written report varies in accordance with size, age and complexity of the structure he inspected. Kent’s priority is to deliver an easy to understand and meaningful report you will find of value. His reports are typically delivered in about 2 business days after completing the inspection, but it can take longer. You will receive an email from Kent that provides a link to view the report. The link is available for not less than 2 years. For your permanent records, Kent will send a 2nd email with a PDF copy of the report attached.

Why is a written inspection agreement required prior to performing the inspection?
The Nevada Real Estate Division requires Inspectors of Structures carry insurance to protect their clients and the structures they are inspecting. Most insurance companies require a signed inspection agreement, prior to the inspection, to ensure all parties agree on the scope of work and the inspection complies with the Division regulations.
